All multifamily properties in California can add one new ground up ADU for every existing unit onsite, with a maximum of 8.
Additionally owners can convert underutilized space on their property to create 1 new ADU for every 4 existing units onsite. Structures that are great candidates for conversion ADUs: leasing offices, gyms, detached or attached carports/garages, basements, pool houses, storage rooms, etc.

Eligible Single Family properties can subdivide underutilized space and create and new lot plus a new home that can be sold separately. An additional ADU can be constructed on both parcels.
Owners looking to add density can take advantage of the bill and skip the lengthy subdivision process by just building one new primary home and an ADU on their underutilized space.

Eligible properties can create up to 10 new separately sellable homes/small lots on their existing multifamily zoned properties.
Owners of single family zoned blank lots <1.5 acres or less, can also take advantage of this bill come July 2025.
